New Walmart and Sam's Club Taking Shape in Davenport, Florida

If you've driven along US Highway 27 in Davenport recently, you've probably noticed a massive construction project underway. One of the largest retail developments in the area is rapidly taking shape and will bring a new Walmart Supercenter, the region's first Sam's Club, fuel stations, restaurants, and additional retail space to one of Central Florida's fastest-growing communities.

We recently captured drone footage of the project, and the scale is impressive.


Where Is the Development Located?

The project is located near the intersection of US Highway 27 and Holly Hill Grove Road in Davenport, just south of Interstate 4 and adjacent to several rapidly growing residential communities.


This area has experienced tremendous growth over the last decade as new residents continue to move into Polk County and Central Florida. Thousands of new homes have been built nearby, creating increased demand for shopping, dining, and everyday services.


What Is Being Built?

According to plans released by the City of Davenport, the development will include:

  • A new Walmart Supercenter
  • A new Sam's Club warehouse store
  • Fuel stations, including a Sam's Club-exclusive gas station
  • Additional retail and commercial space
  • Restaurant opportunities
  • Expanded parking and access roads


The entire development is expected to encompass more than 368,000 square feet of retail space.

For many residents, the biggest news is the arrival of Sam's Club. While Walmart stores are common throughout Central Florida, this will be the first Sam's Club location serving the immediate Davenport area.


Construction Progress

Recent aerial footage shows significant progress on both major buildings.

The Walmart structure appears substantially enclosed, with roofing and exterior work advancing rapidly. Nearby, the future Sam's Club building is also taking shape, with walls erected and structural work continuing.

Work is also underway on site infrastructure, including roadways, parking areas, utilities, drainage systems, and fuel station construction.


While construction is still ongoing, the project is clearly moving beyond the early site-development stage and beginning to resemble the finished retail center envisioned in the original plans.

What Does This Mean for Davenport?


Large retail developments often follow residential growth, and Davenport has seen some of the fastest population growth in Florida.


The addition of Walmart and Sam's Club will provide:

  • More shopping options for local residents
  • New employment opportunities
  • Additional dining and retail choices
  • Increased convenience for nearby communities
  • Expanded commercial investment along the US 27 corridor


For many residents who currently travel to neighboring cities for warehouse club shopping, the new Sam's Club could significantly reduce drive times.


Looking Ahead

As construction continues throughout 2026, this development will remain one of the most closely watched projects in the Davenport area.


With major retailers, fuel stations, and additional commercial space all under construction, the project represents another milestone in the continued growth of Davenport and the US 27 corridor.
