Searching for a Rental in Polk County? Don’t Overlook Lake Hamilton and Dundee

Expanding your search beyond city names could help you discover nearby homes that fit your budget and commute.

When you’re looking for a rental home in Polk County, it’s natural to start with a familiar city name. You might type “Haines City” or “Davenport,” set your budget, and browse the results.

But that approach can leave some good options out of view.

At Haines & Haven Residential, we often see nearby towns like Lake Hamilton and Dundee overlooked by renters. Based on our experience marketing homes in these areas, we believe part of the issue is how people search.

How city searches can limit your options

Depending on the rental website and its filters, searching for one city may exclude homes in neighboring towns, even when those homes are close to the places you visit every day.

A home with a Haines City address isn’t automatically closer to your destination than one in Lake Hamilton. For example, if you’re comparing properties around Grenelefe with homes in Lake Hamilton, the more convenient location will depend on where you work and which roads you use.

The city name alone doesn’t tell you enough to make that decision.

Try searching by map

A map search makes it easier to compare homes across neighboring communities without relying on a single city name.

Start with the general area where you want to live, set your price and bedroom requirements, and move around the map to explore nearby options. Check whether the website has a city boundary or another location filter enabled that could still restrict your results.

If you prefer searching by city, try running separate searches for Lake Hamilton and Dundee alongside Haines City and Davenport.

You may discover homes that weren’t included in your original results.

Compare the home, the price, and the drive

Expanding your search doesn’t mean every property will suit your needs. It gives you more options to compare.

Look at the monthly rent, layout, condition, included services, and community amenities. Then check the drive to work and other places you regularly visit, ideally around the times you would normally travel.

A lower rent may not be worthwhile if it adds too much driving. But a home in a town you hadn’t considered could offer the space or features you want with a commute that still works.

We’ve seen examples firsthand. We recently leased a two-story, four-bedroom, two-and-a-half-bathroom home in Lake Hamilton for $1,895 a month. That individual lease doesn’t mean every home there will be less expensive, but it illustrates why the area deserves a place in your search.

Give nearby towns a closer look

If you’re searching for a rental in Polk County, consider looking beyond the city names you already know. Lake Hamilton and Dundee are worth including so you can compare the available options for yourself.
